Tax Credit/Deductions - New & Existing Homes
There are many options, here we will outline the basics for builders and homeowners.
$2,000 Tax Deduction for Builders
1. A home must use no more than 50% of the energy used by a home built to 2004 International Energy Conservation Code (IECC) standards.
2. Home must be tested by a certified energy rater. Check with your local utility provider or google search for raters in your state / city.
3. A performance path can be utilized in some cases making the certification process easier. Your rater can provide details.
You can claim the deductions on IRS Form 8908. Simply input the number of qualifying homes times $2,000.
Homeowner tax credits
Each of these have very specific qualifiers - do not be mislead by "sales" hype.
1. 30% (up to $1500) covers windows, doors, insulation, roofs, HVAC water heaters Etc. Years 2009 & 2010 only.
2. 30% of "Total" cost of Geothermal (No upper limit) for new & existing homes through 2016. This also includes rental properties (specific details apply) NOTE: Must include a desuperheater or hot water generator to qualify.
How do I claim the credit?

Keep all receipts (if misplaced, contact retailer, they may be able to provide one)

Acquire Manufacturers Certification Statement for products purchased. This is a signed statement certifying the product or component qualifies for tax credits. (Keep on file but do not send in with tax forms)

IRS form 5695. This two page document should be a breeze if you've saved receipts. Put the calculated total into line 52 on your 1040 form.
